Blackhawk is a private, gated master-planned community within unincorporated Contra Costa County. Building permits are issued by Contra Costa County Building Inspection Division, but before any county permit can be submitted, the project must receive written approval from the Blackhawk Homeowners Association Architectural Review Committee (ARC). The ARC reviews design intent, exterior materials, rooflines, and neighborhood compatibility. We prepare the full ARC package — renderings, material boards, and site plans — as part of our pre-permit design phase, so you are not managing two separate approval tracks on your own.
Blackhawk's deed restrictions also govern certain exterior changes beyond HOA review. We confirm applicable CC&R restrictions during design so that construction documents are fully compliant before the first submittal.
