Every design-build project is visualized in photo-realistic 3D before construction. You approve the materials, the light, and the proportions on screen, and our own crews build to exactly that. Our design and construction leads develop the plans together. As the architecture takes shape, it is continuously costed and constructability-checked by the people who will actually swing the hammers. You see the home in photo-realistic renders and watch the budget track alongside every decision, so nothing is a surprise when it comes time to build.

When the design is locked, we issue one agreement covering architecture, engineering, permitting, and construction with detailed line-item pricing. Our crews execute the work with continuous project management and regular milestone walkthroughs. Because design intent never has to be translated to an outside builder, detailing survives the field intact. We close with a walkthrough against the approved renders and resolve every punch item before handover.

What design-build actually means for you

Is design-build more expensive than hiring an architect and a contractor separately?

Usually the opposite. Because pricing happens as the design is drawn, expensive detailing is caught early and the budget is real before you commit. You also avoid the change orders that pile up when a contractor bids incomplete architect's drawings and discovers the gaps in the field.

Who is my single point of contact on a design-build project?

A dedicated project manager owns your project from the first design conversation through the final walkthrough. One firm holds the design, the budget, and the build, so there is never a question of whom to call or who is responsible when a decision needs to be made.

Do I still get to make design decisions?

Entirely. You approve the layout, the materials, and the finishes in photo-realistic render before anything is built. Integrated delivery is about removing the seam between designer and builder, not about removing you from the decisions.
